The Georgina Project- Willow Beach, Ontario


Anchored in Willow Beach, Ontario, the Georgina Project is an impressive home that thrives with the benefits of Insulated Concrete Forms (ICFs). Built with Nudura ICFs—including all three levels, a 1,050 sq. ft. garage, and a cold cellar—this house exemplifies the energy efficiency, durability and comfort possible with ICF construction. For mounting the gorgeous façade, Nudura’s brick ledge forms were used around the entire perimeter of the home for a stone skirt and accent walls.

One of the most striking features of the project though is its 20-foot-tall great room, which required strategic bracing and alignment from Giraffe and a floating ICF wall to accommodate a 16-foot-wide sliding door topped with a 16-foot window. Even with these large openings, the interior space will stay comfortable due to the continuous insulation and thermal mass of the concrete walls. Additionally, the home achieved an impressive 0.74 ACH in a blower door test—exceeding the airtightness and energy efficiency expectations.

The home also incorporates a full hydronic heating system with underslab insulation in both the basement and garage to ensure consistent indoor temperatures year-round. The ICF cold cellar, constructed with R10 Hydrofoam insulation, even functions as a natural walk-in refrigerator.

With the ICF walls and radiant heating, workers were able to complete construction comfortably during winter months, reducing costs and improving site conditions.
